<br /> 3 <br /> <br />EDAC recommend no change to the existing land use. <br /> <br />Site 2B - Lake Drive Corridor North of Main Street <br /> <br />Mr. Grochala presented the Lake Drive corridor north of Main Street. He explained the <br />corridor is a mix of incompatible uses and lacks sewer and water utilities. Mr. Masonick <br />stated that water and sewer need to go in otherwise the corridor will remain as is. <br /> <br />EDAC stressed that current conditions are not likely to change until utilities are extended to <br />serve the area. <br /> <br />Site 2C - Waldoch Farms Area <br /> <br />Mr. Grochala explained that the Waldoch nursery area is transitioning from a farm use into a <br />commercial use and that future expansion would require City utilities. Mr. Masonick asked <br />what the City would do if Waldoch wants to expand. Mr. Grochala stated that they are <br />reaching a point where the property needs to be rezoned to commercial and utilities run to the <br />site. <br />Mr. Colgan asked if there were money issues involved in extending utilities north on Lake <br />Drive. <br />Mr. Grochala stated that the cost of utilities would be borne primarily by development. He <br />explained that the owners requested that the timeline for utilities be moved up. <br /> <br />EDAC recommended a change for the site utility staging. <br /> <br />2D - Decker Property 614 Pine Street <br /> <br />Mr. Grochala explained that this property was brought to the attention of the city by the land <br />owner and their desire to sell the property and have it developed. He also explained the site <br />has no utilities and is in a post 2030 utility staging area. <br /> <br />There were no comments or questions from the committee on the item. <br /> <br />3A - North of Main Street West of 20th Avenue <br /> <br />Mr. Grochala explained that this site is within a post 2020 utility staging area. However, <br />staff is proposing that the staging be moved up to due to the Mattamy development directly <br />east and drainage improvements related to that. <br /> <br />Mr. Masonick asked if there was a replacement for Mattamy as the development company.
