Density. The plan proposes the development of 32 dwelling units upon 4.95 acres or <br />215,622 square feet of land. However, 25,700 square feet is occupied by road right-of- <br />way and 12,197 square feet for the pond, the resulting buildable acreage is 177,852 <br />square feet of land. Therefore, the development density is 7.8 units per acre. <br />The newly submitted site plan (Exhibit D), has responded to many of City staff's requests <br />in terms of providing a cul-de-sac and providing additional open space and recreational <br />activities, the site plan remains crowded. <br />In an effort to create the perception of greater open space, City staff recommends the <br />following: 1) Eliminating one unit on the north side of the internal street; 2) Combining the <br />two structures on the north side of the internal street; 3) Shifting the internal street to the <br />northeast approximately 10 feet (Exhibit E); 4) Shifting the two structures on the west side <br />of the internal roadway south to provide a 15 foot setback from the parking area to the <br />Apollo Drive right-of-way and a 10 foot setback to the I -35W right-of-way; 5) Shifting the <br />parking area at the end of the cul-de-sac to the east to maintain a 5 -foot setback from the <br />right-of-way. In doing so, this provides greater separation between the buildings and the <br />internal street, provides a more open appearance, and reduces some of the parking <br />concerns. The revised site plan accomplishes the following: <br />► Total number of structures on the site is reduced to 8, and the number of units is <br />reduced to 31. <br />► The overall density of the site is reduced to 7.5 units per acre. <br />► Structure setbacks from the internal street are increased from 10 feet to 20 feet <br />back from the right-of-way, and from 20 feet to 30 feet back from the paved surface. <br />► The parking and drive aisle setback to the Apollo Drive right-of-way is increased <br />from 5 feet to 15 feet. <br />► The parking lot setback from the cul-de-sac right-of-way is increased from 0 to 5 <br />feet. <br />► Additional green space is added with the combination of dwelling units on the north <br />side of the internal street. <br />This site plan alternative was presented to the applicant, who stated that it would be <br />acceptable. <br />Streets. Under the site plan alternative, six of the townhome units will gain direct access <br />off of existing Lea Court. The remaining units are all to gain access off the roadway that <br />is to be constructed off of Apollo Drive.
