Maximum <br />Project Area 50% Impervious Surface <br />18.2 acres X .5 <br />9.10 <br />3. Impervious Surface Per Dwelling Unit. The average impervious surface per unit <br />for Marshan Condominiums, exclusive of the public street, is estimated to be 2,900 <br />square feet. (396, 396 sf.) _ 2,900 sf. = 136 <br />As shown above, Phase 11 or ultimate development of the subject property would <br />support a total of 136 units. Thus, the total 134 units proposed comply with <br />applicable shoreland density requirements. <br />Site Plan. Excepting the omission of the five -unit dwelling in the western portion of the <br />site, no changes have been proposed from the previously approved site plan (attached as <br />Exhibit B). <br />Building Elevations. It is assumed that building elevations of the proposed twelve -unit <br />structures are to match those of previously constructed buildings on the site. As a <br />condition of PDO approval, proposed structures must be found to comply with maximum <br />R-4 District height standards. <br />Setbacks. As in the case of Phase I development, the processing of a variance will be <br />necessary to accommodate off-street parking setbacks (for visitor stalls). It is the opinion <br />of staff that the front yard setbacks for off-street parking areas should not be less than five <br />feet. <br />Landscaping. As part of Phase I development, a landscape plan was submitted and <br />approved which identified the location, species and size of plantings on the subject site. <br />While such plan remains applicable to the two proposed twelve -unit structures, the plan <br />should be amended to specify landscape treatments to be applied to the land previously <br />occupied by for the five -unit structure (omitted from project). <br />Parking. As a condition of PDO/CUP approval, parallel parking along the proposed 28 <br />foot wide driveways shall be prohibited. Such condition was similarly applied to Phase I <br />of the project. <br />5 <br />
