Maximum
Project Area 50% Impervious Surface
18.2 acres X .5
9.10
3. Impervious Surface Per Dwelling Unit. The average impervious surface per unit
for Marshan Condominiums, exclusive of the public street, is estimated to be 2,900
square feet. Utilizing this estimate, the following maximum density calculations are
applicable to the subject property:
Maximum
Impervious Surface
Impervious
Surface Maximum
Per Unit No. of Units
9.10 ac. (396, 396 sf.) _ 2,900 sf. = 136
As shown above, Phase 11 or ultimate development of the subject property would
support a total of 136 units. Thus, the total 134 units proposed comply with
applicable shoreland density requirements.
Site Plan. Excepting the omission of the five -unit dwelling in the western portion of the
site, no changes have been proposed from the previously approved site plan (attached as
Exhibit B).
Building Elevations. It is assumed that building elevations of the proposed twelve -unit
structures are to match those of previously constructed buildings on the site. As a
condition of PDO approval, proposed structures must be found to comply with maximum
R-4 District height standards.
Setbacks. As in the case of Phase I development, the processing of a variance will be
necessary to accommodate off-street parking setbacks (for visitor stalls). It is the opinion
of staff that the front yard setbacks for off-street parking areas should not be less than five
feet.
Landscaping. As part of Phase I development, a landscape plan was submitted and
approved which identified the location, species and size of plantings on the subject site.
While such plan remains applicable to the two proposed twelve -unit structures, the plan
should be amended to specify landscape treatments to be applied to the land previously
occupied by for the five -unit structure (omitted from project).
Parking. As a condition of PDO/CUP approval, parallel parking along the proposed 28
foot wide driveways shall be prohibited. Such condition was similarly applied to Phase I
of the project.
5
