LIGHTING: Additional exterior lighting will again be dependent upon the future <br />roadway and entrance alignment. <br />LOADING AND TRASH HANDLING: The trash handling area will not be <br />disturbed with this proposed construction. <br />UTILITIES, DRAINAGE AND GRADING: The City Engineer must review the <br />final utility, drainage and grading plans to insure compatibility with the new <br />roadway design. Some regrading of the site will be necessary in conjunction <br />with the roadway improvement, however, the building construction should not be <br />affected. Sewer and water services will be available to this site in the Spring of <br />1997. <br />SIGNS: No change to the existing signage is proposed. <br />In summary, the Planning and Zoning Board recommended approval of this site <br />plan review and conditional use permit for an expanded pole barn and veterinary <br />clinic/boarding facility with the following conditions: <br />1. Proper building permits be received prior to any construction. <br />2. No additional pole barn type construction shall be allowed on this site. Future <br />expansion must be conventional wood/frame type construction with exterior <br />treatment in compliance with the Zoning Ordinance. <br />3. Boarding for up to 100 animals shall be allowed on the site. <br />4. The City Forester shall review and approve the landscape plan. A revised <br />plan shall be required upon determination of the exact driveway located from the <br />realigned Otter Lake Road. <br />5. The Community Service Officer shall review final building plans prior to <br />issuance of any building permits for CPTED Compliance. <br />6. Drainage and utility plans shall be reviewed and approved by the City <br />Engineer. <br />7. Access drives and parking areas shall be reviewed and approved by the City <br />Engineer. Handicapped Parking shall comply with ADA requirements and the <br />need for additional parking shall be analyzed upon completion of the realigned <br />entrance drive. <br />3 <br />
