SITE PLAN REVIEW: <br />SETBACKS The proposed construction and relocated parking area will meet all <br />setback requirements. <br />BUILDING EXTERIOR: The proposed construction will match the existing pole <br />barn structure with metal clad vertical siding. A proposed future office addition <br />will ultimately realign the building entrance and is planned as a conventional <br />wood frame structure with brick exterior. Any future addition(s) to the structure <br />will not be pole barn type construction. <br />BUILDING HEIGHT: The maximum height requirement for the Light Industrial <br />District is 45'. The proposed construction will be well within this requirement. <br />GREEN AREA: The Zoning Code requires a 10 percent green area which will be <br />exceeded on this site. <br />LANDSCAPING: A landscape plan is proposed that will enhance the <br />landscaping on the front and side of the proposed construction. Staff would <br />request a revised landscaping plan when the realigned parking area and <br />entrance drive configurations has been determined. <br />OFF-STREET PARKING: A total of 24 parking spaces are required for a <br />veterinary clinic according to the Zoning Ordinance, Since this structure is part <br />clinic and part boarding facility and the proposed addition is for boarding, staff <br />believes the 17 spaces proposed will be adequate to serve the site at this time. <br />Additional clinic space will not be added at this time. When the entrance is <br />realigned we would recommend the addition of 7 spaces including handicapped <br />space as determined by ADA Rules. <br />CIRCULATION AND ACCESS: The City Engineer will be receiving final plans <br />for the realignment of Otter Lake Road in the near future. At that time, he will <br />determined the proper reconfigured entrance location for this site. Staff does not <br />believe the proposed construction should be delayed until that time as final <br />construction of the roadway is not anticipated until July and Dr. Scanlan has a <br />need to complete his building prior to that time. <br />2 <br />
