That the hardship is not due to economic considerations alone and when a <br />reasonable use for the property exists under the terms of the ordinance. The <br />hardship in this case is not economic. <br />D. That granting the variance requested will not confer on the applicant any <br />special privilege that would be denied by this ordinance to other lands, <br />structures, or buildings in the same district. The Staff is proposing a change in <br />the existing ordinance which would allow this 5' setback for all other properties <br />within the commercial district. <br />E. That the proposed actions will not unreasonably diminish or impair established <br />property values within the neighborhood. Property values should not be affected <br />by the placement of this sign. <br />F. That the proposed actions will be in keeping with the spirit and intent of the <br />ordinance. We have been discussing, on a staff level, revising the sign <br />ordinance for several months but have delayed any action pending completion of <br />the Zoning Ordinance. This request has "spurred" our consideration of the <br />revised ordinance. Therefore, we believe this request is in keeping with the spirit <br />and intent of the revised Sign Ordinance. <br />OPTIONS: <br />1. Approve variance as requested to allow three signs to be located 5' from the front <br />property line. <br />2.
