1" Reading: July <br />11, <br />2106 <br />Publication: pug„ G t 2, <br />2016 <br />2nd Reading: July <br />25, <br />2016 <br />Effective: September <br />1 . 2016 <br />CITY OF LINO LAKES <br />ORDINANCE NO. 06-16 <br />TEXT AMENDMENT TO MODIFY THE RESIDENTIAL DEVELOPMENT <br />STANDARDS FOR LINO LAKES TOWN CENTER FOR WOODS EDGE <br />The City Council of Lino Lakes ordains: <br />Section 1: Findings of Fact <br />1. The City received a Land Use Application to modify the design standards in the <br />Lino Lakes Town Center Design & Development Guide, which were adopted by <br />Ordinance No. 04-04. <br />2. The Planning and Zoning Board held a public hearing on June 8, 2016. <br />3. The proposed amendments are consistent with the standards in Section 1007.015 <br />of the Zoning Ordinance: <br />a. The proposed action has been considered in relation to the specific policies <br />and provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. The text amendment would allow some modification of <br />the 2004 standards while maintaining consistency with the spirit of the <br />standards. <br />b. The proposed use compatible with present and future land uses of the area and <br />the Town Center Master Site Plan. <br />c. The proposed use is consistent with purpose and intent of the performance <br />standards established by the district. <br />d. The proposed use can be accommodated with existing public services and will <br />not overburden the City's service capacity. The public streets and utilities <br />were previously constructed and no new public streets are required. <br />e. Traffic generation by the proposed use is within capabilities of streets serving <br />the property. <br />Section 2: Amendment <br />The Planned Unit Development for the Legacy at Woods Edge (Lino Lakes Town <br />Center) as approved by Ordinance 04-04 is hereby amended as follows: <br />
