AND <br />Building Scale and Definition <br />Articulation <br />All Residential Products. The front facade of all residential buildings must be articulated <br />with porches, bay windows, or balconies that face the adjacent street, park, or open space. <br />No wall shall have a blank, uninterrupted appearance exceeding 20 feet in width without <br />a window, recessed panel, lattice, trellis, change in texture or plan, or equivalent treatment. <br />To insure visual interest and appropriate scale, windows, doors, and eaves must have <br />reveals and recesses. Secondary frontages shall have upgraded materials similar to the <br />primary frontage elevations. <br />Attached Products. The front facades of attached products shall read as a series of distinct <br />vertical building forms or "bays" along a "street wall." The overall composition of the main <br />building shall highlight proportion and rhythm among a series of bays and the overall <br />building mass. Pilasters, columns, reveals, fenestration, and other details may be used to <br />achieve this effect. <br />Materials and Methods of Construction <br />Materials. New buildings shall support regional traditions and maintain a level of craft in <br />the process of construction. Exterior finishes shall be primarily of wood, brick, stone, or <br />stucco or other high quality material approved by the City. J—aluminum and metal <br />siding are prohibited <br />D. Section 5.1 of the Lino Lakes Town Center Design & Development Guide shall <br />be amended as follows: <br />Single User Signs <br />Definition. Any free standing sign advertising an individual user within the project. <br />Permits are required for the placement of any single user signage. <br />Placement. Single User Signs shall only be allowed for the Lino Lakes City Hall, and the <br />YMCA and Woods Edge townhome neighborhood. <br />Design. Single User signage shall be limited to a single monument sign designed in <br />accordance with the main building on the site. All Single User signage is limited to a <br />single monument sign with a maximum height of eight feet and not to exceed 75 square <br />feet in area. All monument signs shall include a base of masonry materials measuring a <br />minimum of twelve inches above adjacent grades. The design of Single User signage <br />must include only materials allowed within the Commercial, Mixed -Use, & Civic District <br />Architectural Standards (Chapter 3.4). Signage for Woods Edge townhome <br />neighborhood shall be designed and submitted for City review and approval to ensure <br />the residential character of the development is maintained. <br />Section 3: Development Regulations <br />
