The applicant is requesting several amendments to the requirements in the Lino Lakes Town <br />Center Design & Development Guide standards. The Town Center PUD was approved by <br />Ordinance 04-04 and any change to the design standards will require an amendment to the <br />PUD. In summary, the applicant is requesting the following amendments: <br />1. To allow only one building type in the development. <br />2. To allow 6' x 8' porches where 6' x 10' porches are required. <br />3. To allow street -facing facades with less than 25% window area. <br />4. To eliminate the requirement that windows and doors must be recessed at least two <br />inches from walls or exterior trim to create a shadow line for visual interest. <br />5. To allow vinyl siding. <br />6. To eliminate the maximum 15 foot secondary street frontages requirement. <br />7. To allow a single user sign with the development name in the common area. <br />Council Ordinance 06-16 details the findings of fact regarding the Ordinance Text Amendment. <br />RECOMMENDATION <br />The Planning & Zoning Board and staff recommend approval of Ordinance No. 06-16.
