Planning & Zoning Board <br />August 9, 2017 <br />Page 2 <br />APPROVED MINUTES <br /> Mr. Grochala stated that it may become a median at some <br />point but is striped to develop a through lane and develop <br />for a southbound left turn lane <br />o Mr. Root disagrees that it was a consensus <br /> Mr. Root stated it would be nice to see different types of <br />uses for the property <br /> Mr. Grochala commented on the access points and allowed <br />uses <br /> Mr. Masonick mentioned that this property has high <br />visibility for a business <br /> Chair Tralle questioned what deterred the pet hospital <br /> Mr. Grochala stated that they purchased other land <br />o Mr. Stimpson asked if there has been any feedback from the land <br />owner <br /> Mr. Grochala stated the broker/land owner has proposed <br />different land uses – commercial and high density <br />residential <br />o Ms. Hurlburt stated that she recommends stay with what the plan is <br />now <br />o Recommendation by the Board – consensus is commercial <br />o Recommendation: Continue current Commercial classification. <br />Consider changes to plan or zoning designations if suitable <br />development plan submitted to the City. <br /> Move forward with recommendation. <br /> 1-C South of 67th St. from Ware to Holly <br />o Ms. Hurlburt states that some of this area gets serviced by White <br />Bear Township <br />o Recommendation: Continue existing land use designations, <br />consider staging with sewer plan review. <br /> Consensus from Board not needed tonight <br /> 2-A Sod Farms Area <br />o Recommendation: Continue existing land use designations. Include <br />guidance for interpreting land use designations in Land Use Plan <br />text. <br /> Mr. Stoesz questioned the intersection of Sunset and Main <br /> Mr. Grochala stated that Sunset is planned to be extended <br />as a county road. Looking at half mile spacing for <br />intersections. Blaine is planning for a low density <br />residential. <br /> 2-B Lake Drive Corridor <br />o Recommendation: Continue existing land use designations for <br />2030 and full build out; except, consider change to commercial for <br />existing non-conforming business uses on west side of CSAH 23 <br />across from Area 2-C. Implementation will review zoning <br />classifications for consistency with plan. Enforce access guidelines
