Page -4- November 15, 1978
Our Council and consultants to discuss and resolve this problem. He will bet this Board
know when this meeting will take place.
Mr. Gourley told the Board he had met with Mr. Mobley on Tuesday and had asked Mr. Mobley
to sit in on the P & Z Board meetings so that they can call upon him when additional in-
formation is needed regarding his department.
Mr. Joyer, representing North Northeast Realty presented the Board with a sketch of some
property owned by William & Anna Waldoch. The sketch proposes a long driveway of 773' and
33' wide with no other frontage on Lake. Drive. He asked if the P & Z Board would go along
with this or require 150' frontage which would be available if needed.
Mr. Joyer was told they would need 150' frontage and since there is more than 2.5 acres
only a long driveway variance would be needed.
Molin Concrete
Mr. Mobley explained the situation with Molin Concrete regarding the lot that faces 4th
Avenue. He had also sent a memo with his findings.
Mr. McLean felt there should be some contact with Molin to determine what their plans -are
regarding future expansion. Mr. Mobley said he and Mr. Volk could visit them and resolve
this with one visit.
Mrs. Schwankl moved to forward this matter on to the Council with the recommendation that
Mr. Mobley and Mr. Volk determine how to protect 4th Avenue and provide adequate drainage
along Molin Concrete. Mr. Reinert seconded the motion. Motion declared passed.
Mr. Mobley told the Board regarding the situation with Mr. Klenck he had abused Rolling
Hills Drive with is heavy equipment and when informed he would be responsible he brought in
his own patching material and tried to repair the street. It will do for now, hoever, Mr.
Volk would have appreciated it if Mr. Klenck would have contact him first for instructions.
Mr. McLean said the City Clerk had written to Mr. Herbst telling him to removed the decaying
building on his property or the City would place it under condemnation and remove it.
Mr. McLean noted that the Highway Department had given Selchow Chevrolet permission to con-
struct a sign on a silo near 35E and Main Street and had not stayed within the recommended
guide lines for spacing signs. Mr. Mobley said the sign to the south of the silo had been
removed and believed this solved this situation.
Mr. McLean said the Board had become a variance and special us permit board and should get
back to the business of City planning. The Comprehensive Land Use Plan must be completed
shortly.
Mr. Reinert said he felt there should be professional people present at these meetings
and Mr. McLean said he could have the City Harmer, Engineer and Attorney available whenever
the Board needs them.
In the process of planning, Mr. Reinert suggested that these meetings be set up in advance
and an agenda planned so that the Board will not be wasting the professional persons time
and the Cities money.
Mr. McLean noted three items that need immediate consideration: Land Use Plan, Street
Lighting, and Street numbering. Mr. Gourley said Street Lighting had been dealt with and
passed on to the Council. Mr. McLean asked the Clerk to check to see what happened to the
Ordinance.
