The regular meeting of the Lino Lakes Planning and Zoning Board was called to order <br />at 8:07 P.M., March 15, 1978 by Chairman Gourley. Members present: Gourley, Matt- <br />son, Hill, Shearen, Schwankl. Members absent: Reinert. Mr. McLean, Council liason <br />was not present. <br />Mr. Hill moved to approve the minutes of the February 15, 1978 meeting. Mr. Mattson <br />seconded the motion. Motion carried unanimously. <br />Mrs. Schwankl moved to approve the minutes of the March 8, 1978 meeting. Mr. Shearen <br />seconded the motion. Motion carried unanimously. <br />Lakes Addition #5 - Ken Erickson <br />Mr. Erickson presented a preliminary plat of Lakes Addition #5. There are five lots <br />and an outlot A. Mr. Gourley asked Mr. Erickson what he planned to do with Outlot <br />A. Mr. Erickson said he would like to sell it to the person who purchases the lot <br />directly north of it and realize some revenue. <br />The street right - of -way at the southern end of lot #1 as platted does not coincide <br />with the traveled area. It was decided not to do anything with this area. <br />Mr. Hill moved to recommend to Council that Lakes Addition #5 be approved as shown <br />on the preliminary plat with the stipulation that Outlot A is not a buildable lot and <br />the right - of - way line on lot #1 be platted as traveled and subject to the Engin- <br />eers and Planners recommendations being followed. Mr. Shearen seconded the motion. <br />Motion carried unanimously. <br />Variance - El Rehbein & Son <br />Mr. Blackbird, representing El Rehbein & Son explained they are asking for this var- <br />iance so they can record Parcel A as a separate piece of land as sold to the Wagners <br />in 1969 but never recorded. <br />There was discussion with Mr. Shearen noting that this lot was created before the <br />Ordinance requiring 2Z acres was enacted and could not see that a variance was re- <br />quired. However, it was noted that the County will not record an unplatted piece of <br />land less that 22 acres. <br />Mr. Shearen moved to forward this variance request to Council for action subject to <br />Mr. Lochers recommendation. Mrs. Schwankl seconded the motion. Motion carried un- <br />animously. <br />Andy's Country Store - James Refrigeration Company <br />Mr. Charles James presented a drawing of a proposed superette to be established at <br />the intersection of Old #8 and Main Street. This Country Store will also contain <br />a self-service gas facility. <br />Mrs. Sewankl said she felt that this area is a perfect spot for a superette. How- <br />ever with United Tire to the North and Luther's Sport Shop to the south she questioned <br />the advisability of another gas service. Furlong at United Tire has stated they will <br />not be under sold. Could it be worthwhile for this Company to install another fac- <br />ility? Does this part of the City need another gas pump? <br />Mr. Shearen said since the facility complies with the existing ordinances and zoning <br />the competitiveness of the business has no bearing. <br />
