Page -3- June 15, 1977 <br />Rahovic Plat <br />The Clerk read the City Engineer's and Planner's recommendations. A gentleman repre- <br />senting Rahovic said they now wish to plat this area in a Phase 1 and Phase 11 devel- <br />opment. Lots I, 2, 3, 4 and 5 of block 1 would be Phase 1. Also he wishes to build <br />his own house on lot 2, block 2 but since this will be unplatted, the legal descript- <br />ion will be by meets and bounds. <br />Mr. McLean noted that the plat is in the sewer service district and could be platted <br />into smaller lots. The gentleman said that smaller lots would ruin the appearance of <br />the area. <br />The Clerk was instructed to send copies of the Engineer's and Planner's letters to the <br />developers and they will work out the Phase 1 and Phase II aspect of the plat. <br />West Shadow Lake - The Griffin Companies, Inc. <br />Mr. Alshouse, representing the Griffin Companies and Drovers State Bank appeared be- <br />fore the Board with a map showing the possible platting of eleven lots on outlot B on <br />West Shadow Lake Drive. He would like to have it surveyed and a preliminary plat pre- <br />pared. <br />Mr. Gourley noted that the outlot is located on a private road. Mr. McLean said the <br />road would have to be completed to City specification and dedicated to the city. He <br />also noted that it would have to be proven that the lots would support on site septic <br />systems since municipal sewers are not available. <br />After discussing several ways of providing an approved roadway, Mr. Nadeau noting that <br />lots could be split at the time municipal sewer is installed, Mr. McLean noting park <br />dedication, the Clerk was instructed to send copies of the Clerks letter to the Chair- <br />man of the County Commissioners and copies of the platting ordinances and procedures to <br />Mr. Alshouse. <br />TkielGentle n from the audience asked if this meant he could not get a building permit <br />at this time. He was told he could not get a building permit until all these issues <br />were resolved. <br />Walter Friese - Special Use Permit <br />Mr. Friese has requested a Special Use Permit to store and sell fireplace wood from his <br />residence. Mr. Friese was not present and the fee was not paid and the request was <br />not considered. <br />Mr. Nadeau felt the Board should formulate a policy regarding certificates of survey <br />for sub -divided properties. <br />Mr. Nadeau moved that in the future the Planning and Zoning Board policy will be to <br />take action on variance requests only after a certificate of survey discribing subject <br />property with a legal description of each individual parcel has been provided. Mr. <br />Reinert seconded the motion. Motion carried unanimously. <br />Sign Permits <br />Sign permit application from Forest Tagg, Rite -Way Waterproffing and Getty Refining <br />were considered. <br />
