Motion carried unanimously. <br />The Board thanked the Gentlemen for coming. <br />Midtaune - Preliminary Plat <br />A Gentleman presented the preliminary plat for Midtaune Realty. He was given copies of <br />the Engineers and Planners reports. <br />Mr. McLean asked what size the lots would be. He was told they would like to build on <br />one acre but sell only 4 of the acre with the house and retain ownership Of the remain - <br />3/4 of the acre. <br />Mr. Gourley felt that since the City has required one acre Tots from all other developers, <br />this practice should be continued. He also suggested aligning the roads with Mr. Ulmers <br />roads and the existing roads. <br />The Board thanked the Gentleman for appearing. <br />Sign Applications <br />Lino Cabinet, Inc. - Irvin E. Zastrow. <br />Off Sale - William Hemauer <br />Antiques - Gene Mobley <br />Mr. Shearen asked why these applications need Planning and Zoning approval. It was not <br />determined why sign application come before this Board. <br />Mr. Shearen moved to recommend approval of all three signs proved they meet the require- <br />ments of the sign ordinance and the applications are properly completed and the fee is <br />paid. Mr. Hill seconded the motion. Motion carried unanimiously. <br />Mr. Gourley noted that he had received a letter from Mr. & Mrs. Paul Reinhold. He asked <br />the Clerk to put it on the May agenda. Mr. Gourley asked the Clerk to check with Attorney <br />Locher on this matter. <br />Mr. Gourley asked the Clerk to ask Attorney Locher for written recommendations on Ord- <br />inance #21. <br />Mr. Shearen asked about the required setbacks for a new house and whether or not our <br />ordinance spells out whether or not a house can be set back further than the adjacent <br />houses. It was determined that a house can be set back further than the adjacent houses <br />but would need a variance if the driveway was over 300' long. <br />Mr. Gourley said the Clerk had checked for a building permit on a pigeon house in Shen- <br />andoah but found none. Mr. Shearen moved to recommend that the Council look into the <br />complaint on this matter. Mr. Reinert seconded the motion. Motion carried unanimously. <br />Mr. Nadeau felt that the Clerks office may be giving inaccurate information to the public <br />regarding Special Use Permits. The Clerk will check to see if a special use permit is <br />required for someone who is a self employed painter and decorator. <br />Mr. Gourley asked that the Police reports on Sparkle Wash, Skyline Autobody and R & E <br />Restoration be placed on the May 18, 1977 agenda. <br />
