The Board thanked the Gentlemen for coming. Midtaune - Preliminary Plat A Gentleman presented the preliminary plat for Midtaune Realty. He was given copies of the Engineers and Planners reports. Mr. McLean asked what size the lots would be. He was told they would like to build on one acre but sell only 4 of the acre with the house and retain ownership Of the remain - 3/4 of the acre. Mr. Gourley felt that since the City has required one acre Tots from all other developers, this practice should be continued. He also suggested aligning the roads with Mr. Ulmers roads and the existing roads. The Board thanked the Gentleman for appearing. Sign Applications Lino Cabinet, Inc. - Irvin E. Zastrow. Off Sale - William Hemauer Antiques - Gene Mobley Mr. Shearen asked why these applications need Planning and Zoning approval. It was not determined why sign application come before this Board. Mr. Shearen moved to recommend approval of all three signs proved they meet the require- ments of the sign ordinance and the applications are properly completed and the fee is paid. Mr. Hill seconded the motion. Motion carried unanimiously. Mr. Gourley noted that he had received a letter from Mr. & Mrs. Paul Reinhold. He asked the Clerk to put it on the May agenda. Mr. Gourley asked the Clerk to check with Attorney Locher on this matter. Mr. Gourley asked the Clerk to ask Attorney Locher for written recommendations on Ord- inance #21. Mr. Shearen asked about the required setbacks for a new house and whether or not our ordinance spells out whether or not a house can be set back further than the adjacent houses. It was determined that a house can be set back further than the adjacent houses but would need a variance if the driveway was over 300' long. Mr. Gourley said the Clerk had checked for a building permit on a pigeon house in Shen- andoah but found none. Mr. Shearen moved to recommend that the Council look into the complaint on this matter. Mr. Reinert seconded the motion. Motion carried unanimously. Mr. Nadeau felt that the Clerks office may be giving inaccurate information to the public regarding Special Use Permits. The Clerk will check to see if a special use permit is required for someone who is a self employed painter and decorator. Mr. Gourley asked that the Police reports on Sparkle Wash, Skyline Autobody and R & E Restoration be placed on the May 18, 1977 agenda.
