- Page Two - August 18, 1976 <br />posing to split this land in two parcels with the new parcel to have 104' <br />frontage on Birch Street tapering to 60' width at the rear of the lot. The <br />slant of the line was questioned, with Mr. Leibel explaining this was done to <br />avoid disturbing his father's garden located on the rear of the land. The <br />general consensus of the Board was that Mr. Leibel does not have the required <br />150' as set by the current ordinance. <br />Mr. Kelling moved to recommend to the Council, this request be denied. <br />Seconded by Mr. Nadeau. Motion carried unanimously. <br />•Mr. Nadeau told Mr. Leibel this action is not final, he may still appear <br />before the Council who has the final action on this matter. Mr. Nadeau also <br />suggested putting two houses on the same parcel of land. Mr. Reinert asked <br />if this land would be affected by the installation of the interceptor and <br />was told, No, this property is to the East of the interceptor. <br />Mr. Nadeau had presented a request .to divide a parcel of land into three lots <br />with a 60' parcel for future street purposes. He said this is the last of <br />land he owns that borders Birch Street. However, he owns the land to the <br />North which could be developed at a future date. The general consensus of the <br />Board was this land should be platted and not be split by variance. This <br />would make for a better description and easier to describe. <br />Mr. Nadeau felt there is a history of this sort of land splitting. He has <br />no objections to platting, just doesn't understand the reasoning. <br />Mr. Hill felt if the land was platted, this would set the street and insure <br />access to all parts of the land to the North. <br />Mr. Kelling moved to recommend approval to the Council provided this is <br />presented as a plat. Seconded by Mr. Shearen. Motion carried with Mr. <br />Nadeau abstaining. <br />Mr. Ralph Nelson appeared before the Board to discuss a Kennel License. Mr. <br />Nelson said he has option to purchase 68 acres of land South of Main Street <br />and bordering Sunset Avenue. He raises show dogs and is asking for information <br />as to the granting of the Kennel License. <br />Mr. Shearen felt there should be no problem due to the size of the parcel of <br />land. Mr. Kelling asked about the neighbors, Mr. Nelson said there are only <br />three homes and they are quite far apart. There was discussion on obtaining <br />the license before purchasing the property. Mr. Nelson said if the license <br />is not granted, he would not purchase the property. It was suggested this <br />item be made a part of the purchase agreement. The general consensus of the <br />Board was there was no objections to this license. <br />Mr. Nelson requested the Clerk to mail the necessary forms to him. <br />Mr. Jerry Blackbird presented a letter asking for confirmation that lots <br />located just off Glenview and 2nd Avenue are buildable lots. This land does <br />not have access to an established street since Glenview does not extend past <br />the corner of Rustic Lane. However, one of the lots, Lot B, does front on <br />2nd Avenue which is an established street. After consulting a half section <br />map, Mr. Shearen moved that Lot B is a buildable lot with frontage on 2nd <br />Avenue only, Lot A is not a buildable lot. Seconded by Mr. Hill. Motion <br />carried unanimously. <br />
