Watermark Architectural Design Standards — City Planner Larsen provided an <br />16 overview of the discussions that have brought the council to this point of considering <br />17 design standards for this proposed development. Based on the Lennar submittal, there <br />18 are over forty types of homes which have been reviewed by staff. <br />19 <br />20 - Single Family Homes - what meets the city standards and review of what doesn't meet <br />21 those standards; staff is trying to avoid too much garage out front; recommendation is six <br />22 foot porch & six foot garage extended as maximum. <br />23 <br />24 Council Member Maher suggested that the six foot porch is almost too small to use. <br />25 Mayor Reinert said it's a city standard so maybe that's no longer appropriate; the standard <br />26 for the lot size is smaller also so that may be impacting the shrinking of the homes. Ms. <br />27 Larsen noted that if the garage doesn't protrude at all, then a porch wouldn't be required. <br />28 Council Member Rafferty asked if the homes will generally be without steps. Joe <br />29 Jablonski, Lennar Homes representative, noted that the one shown is an empty nester <br />30 model so steps are left out; others will have steps according to grading plans. <br />31 <br />32 - Townhomes -review of types, all on 32 foot wide lots, 1700 — 1900 square feet. <br />33 Review of elevations shown, indicating exterior materials. Council Member Rafferty <br />34 recalled there is a couple of feet relief between units in the rear and he wonders if <br />35 something alike could be done in the front. Mr. Jablonski pointed out the vertical trim <br />36 used to separate homes; their buildings are generally not protruded. He added that these <br />37 units actually back up to Interstate 35 and others to a parking garage. <br />38 <br />39 Ms. Larsen reviewed how the townhome element proposal meets the city's requirements. <br />40 The flexibility is being requested in garage sizing and exterior material. She reviewed <br />41 the garage sizes proposed and staff s analysis of what is provided in the townhomes over <br />42 city requirements. Council Member Rafferty argued that the smaller garage make <br />43 one stall unusable. Mayor Reinert asked staff to provide the council with a list of all the <br />44 areas that are shrinking with this proposal.
