Council Member Manthey suggested that if these models didn't work then they <br />47 wouldn't sell; the developer is bringing forward what they sell under their business <br />48 model. Council Member Maher agreed; the products are the developer's trade and if <br />49 they aren't right for the city, that's the council's decision; it's not to tell a developer what <br />50 product to offer. Council Member Kusterman asked if other cities have pushed back on <br />51 any of these products and, if so, what was the response. Mr. Jablonski remarked that <br />52 normally cities would talk about exteriors only. <br />53 <br />54 Ms. Larsen reviewed the request of the developer to use vinyl siding as opposed to the <br />55 city's requirements approved by resolution. <br />56 <br />57 Mayor Reinert asked that all the concessions be listed and sent to the city council <br />58 members. <br />59 <br />60 Ms. Larsen noted that the Planning and Zoning Board reviewed the amendments <br />61 proposed to architectural design standards and recommended approval. <br />62 <br />63 On the discussion of porches, Mr. Jablonski explained that he doesn't believe they have <br />64 any models that would meet the city required eight foot depth. Ms. Larsen added that <br />65 the Woods Edge townhomes have 6 foot porch depth. <br />66 <br />67 Council Member Manthey said he wants to have an understanding of the where the <br />68 concessions (models/plans not usuable under city requirements) leave the development. <br />69 Mr. Jablonski responded said Lennar is attempting to meet requirements while still <br />70 avoiding the monotony of too few models; he feels they can do it at this point. <br />71 <br />72 Mr. Jablonski noted items that exceed the Mattamy plans, such as the percentage of <br />73 garages with windows. There are things that will be better. Mayor Reinert asked that <br />74 the list of those items be provided to the council as well. <br />75 <br />76 2. Comprehensive Phan Update —Parks -Community Development Director Grochala <br />77 and Candace Amberg of WSB & Associates reported. Ms. Amberg explained that the <br />78 comp plan section dealing with parks will be increased by the addition of the separate <br />79 document, Parks, Natural Open Space/Greenways and Trail System Plan that was <br />80 updated in 2004, while at the same time excluding what they feel is no longer needed. <br />81 The council viewed a map of Parks, Trails and the Greenway system. She explained the <br />82 titling of neighborhood parks, community parks, and the regional park. Each park is <br />83 noted on the map and the service area for that park indicated. The trail system (existing <br />84 and proposed) was noted and reviewed on a map. They are interconnecting. Wetland <br />85 banking areas are also noted. Implementation and priorities are highlighted. Most of the <br />86 park system was developed many years ago and parks do have a life. They were <br />87 originally funded with park dedication funds. The city has done an amazing job of <br />88 preserving the natural environment. The recreation complex concept is also seen as a <br />89 way to improve park options. <br />90 <br />2 <br />
