Planning & Zoning Board <br />November 8, 2017 <br />Page 8 <br />APPROVED MINUTES <br />o Mr. Laden asked where the closest products are <br /> Mr. Cote stated the closest would be Lake Elmo <br />o Mr. Root asked about the square footage in the garage <br /> Mr. Cote stated there have not been issues in communities where <br />there are similar products <br />o Mr. Laden asked if the City is allowing on-street parking <br /> Mr. Grochala stated there will be a group of 2 or 4 parking spots <br />scattered throughout the development <br />o Mr. Laden asked if the City is responsible for plowing these streets <br /> Mr. Cote stated it is plowed by the HOA <br /> <br />There were no public comments. <br /> <br />Mr. Stimpson made a MOTION to close the Public Hearing. Motion was supported <br />by Mr. Laden. Motion carried 5 - 0. <br /> <br />Mr. Laden made a MOTION to recommend approval of the Watermark PUD <br />Development Stage Plan Amendment #2-Architechtural Design Standards. Motion <br />was supported by Mr. Evenson. Motion carried 5 - 0. <br /> <br />C. 41 Century Trail Variance for Curb Cut/Driveway Width <br />Katie Larsen presented the staff report. The property owner of 41 Century Trail, <br />Colleen Flaherty Reyes, submitted a Land Use Application for a curb cut/driveway <br />width variance. She is requesting a curb cut width of 28 feet be allowed. City <br />ordinance allows for a maximum 26 foot curb cut/driveway width. <br /> <br />Board Questions/Comments <br /> Mr. Laden why the City has a 26 foot wide ordinance at the right of way <br />o Ms. Larsen stated that there has to be a limit <br /> Mr. Stimpson asked how landscaping comes into play <br />o Ms. Larsen stated that crushed rock on either side of the driveway is <br />allowed <br /> Mr. Laden asked about stipulations around driveways and property lines <br />o Ms. Larsen that driveways have to be 5 feet from the property line <br /> Colleen Flaherty Reyes, 41 Century Trail <br />o Did not have any intentions to do the work without permission from the <br />City <br /> Mr. Laden asked if this came to light from an inspector driving by <br />o Ms. Larsen stated yes <br /> Mr. Laden commented about a driveway having to be 5 feet from the property <br />line <br /> Mr. Stimpson asked if we say no, the homeowner would be responsible for <br />cutting driveway to the correct width <br /> Chair Tralle stated we should restrict to 26 feet but if it was initially 27 feet, there <br />has to be compassion
