Motion was supported by Mr. Root. Motion failed 2 -3. <br /> <br />Mr. Evenson made a MOTION to recommend approval of 41 Century Trail Variance <br />for Curb Cut/Driveway Width. Motion was supported by Mr. Stimpson. Motion <br />carried 3 – 2. <br /> <br />D. Outlot A, Lino Air Park North Minor Subdivision and Variance <br />Katie Larsen presented the staff report. Ms. Garcia owns a portion of Outlot A, Lino <br />Air Park North that abuts 3 parcels along Carl Street. She lives at 345 Carl Street. Ms. <br />Garcia would like to subdivide the outlot into 3 parcels so they can be combined with <br />the existing 3 parcels and eliminate the outlot all together. A minor subdivision and <br />variance are required. <br /> <br />Board Questions/Comments <br /> Randy Rennaker, 862 Pine Street <br />o Chair Tralle acknowledged that there is an airport across the street <br /> <br />Mr. Root made a MOTION to recommend approval of the Outlot A, Lino Air Park <br />North Minor Subdivision and Variance. Motion was supported by Mr. Laden. <br />Motion carried 5 - 0. <br /> <br />VI. DISCUSSION ITEMS <br /> <br />A. 49/J Development Interest <br />Mr. Grochala presented the staff report. Staff has had ongoing conversations with <br />Richard Morris, owner of the 17 acre parcel north of the liquor store and insurance <br />agency, regarding potential development. This is the site that has previously been <br />considered for a grocery store. <br /> <br />The land is currently zoned GB, General Business but guided mixed use in the <br />Comprehensive Plan, intended for both commercial and residential development. <br /> <br />Board Questions/Comments <br /> Staff is currently working with WSB on an engineering proposal for a trunk <br />improvement project <br /> Mr. Stimpson asked if the utilities extend down Ware Road <br />o Mr. Grochala stated there is an overriding need to get this area hooked <br />back into the City’s system <br /> Looking for something to carry forward the vision of this area <br /> Mr. Larson, Hampton Companies, 1341 County Road D <br />o Similar assisted living facility in Vadnais Heights <br />o Empty-nester townhomes
