Only the horizontal trim will be <br />vinyl to ensure seamless siding installation—all window and vertical trim on the buildings will <br />be LP or Hardi-board. <br /> <br />Park Dedication <br /> <br />Park dedication shall be cash in lieu of land at $2,500 per unit ($150,000 total for the 60 units in <br />Phase I). Outlot D will be conveyed to the City for public trail purposes. <br /> <br />Additionally, the City is working with Anoka County Parks to development a playground south <br />of Outlot C and Outlot D. <br /> <br />Development Agreement <br /> <br />A Development Agreement has been drafted by the City and shall be executed by the developer. <br /> <br />Easement Vacation <br /> <br />The applicant has submitted a land use application requesting the vacation of drainage and utility <br />easements of Outlot B and Outlot D, The Village No. 3. <br /> <br />The easement on Outlot B is over stormwater ponds and drainage areas. New drainage & utility <br />easements will be rededicated on the final plat of Woods Edge. The easement on Outlot D is over <br />an existing watermain. This watermain is being relocated under the private road (Outlot A, <br />Woods Edge) and the easement no longer is needed. <br /> <br />On August 22, 2016, the City Council held a public hearing and approved the 1st reading of <br />Ordinance No. 08-16. <br /> <br />RECOMMENDATION <br /> <br />The Planning & Zoning Board reviewed the PUD Final Plan/Final Plat on August 10, 2016. The <br />Board and staff recommend approval of the following items with conditions as listed in the <br />following documents: <br /> <br />1. Resolution No. 16-100 Approving PUD Final Plan/Final Plat <br /> <br />2. Resolution No. 16-101 Approving Development Agreement <br /> <br />3. Ordinance No. 08-16 Approving Easement Vacation <br /> <br />
