The conditions have been satisfied unless otherwise noted in this <br />report. <br /> <br />Subdivision Ordinance <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The Erickson Estates final plat is consistent with the Comprehensive Plan in terms of the <br />Resource Management System, Land Use Plan, Housing Plan, and Transportation Plan. <br /> <br />The property was rezoned to R-1X, Single Family Executive Residential by Ordinance No. 01- <br />17. The proposed development is not considered premature and meets the performance standards <br />of the subdivision and zoning ordinance. <br /> <br />Density and Land Area Calculations <br /> <br />The following chart implements Met Council’s formula for calculating net density. Per staff’s <br />discussion with Met Council on March 16, 2017, density calculations can be based on the 5 lot <br />ghost plat and the subtraction of the utility transmission easement. <br /> <br />Erickson Estates meets the land use goals of low density residential development by creating a 2 <br />lot subdivision with Lot 1 containing the existing home and the Lot 2 intended for the <br />construction of another single family residential home connected to municipal utilities. The <br />proposed 1.62 units per net acre are consistent with low density residential development that <br />allows for 1.6 to 3.9 units per net acre. <br /> <br /> <br /> <br /> <br /> <br />
