7 <br /> <br /> <br />1. A separate Landscape Plan shall be submitted showing the location and tree species for <br />one (1) boulevard tree. <br /> <br />Environmental Assessment Worksheet (EAW) <br /> <br />An Environmental Assessment Worksheet is not mandated. The one (1) unattached residential <br />unit is under the 250 unattached unit thresholds. <br /> <br />Wetlands <br /> <br />A Wetland Delineation Report was completed by Jacobson Environmental, PLLC on May 23, <br />2017 and is currently under review by RCWD. Since no future development is to occur on <br />Outlot A, a delineation is only required on Lot 1. A WCA Notice of Decision has not yet been <br />received. <br /> <br />The site is located within in the RCWD Wetland Management Corridor (WMC). A <br />conservation easement covering an average 50 foot wide wetland buffer may be required. <br /> <br />Comments: <br /> <br />1. A WCA Notice of Decision shall be submitted to the City. <br />2. Plans shall be revised to reflect the WCA approved delineated boundary. <br />3. The entire wetland boundary on Lot 1 shall be delineated and shown on the plans. <br />4. If required by RCWD, the WMC 50 foot buffer area and the proposed WMC buffer area <br />shall be provided on a separate plan sheet. <br /> <br />Floodplain <br /> <br />The 2015 DFIRM indicates Zone A floodplain on both Lot 1 and Outlot A. The plan sheets <br />indicate a RCWD floodplain base flood elevation (BFE) of 887.6. The Grading and Utilities <br />Plan Sheet 05 show the north corner of the house abutting the floodplain. Grading and house <br />construction could potentially impact the floodplain. <br /> <br />Comments: <br /> <br />1. The applicant shall provide written documentation from RCWD the 887.6 BFE is <br />correct. <br />a. If correct, this should be listed under “Notes” on the plan sheets. <br />2. The applicant shall verify the floodplain will not be impacted. <br /> <br />Shoreland Management Overlay <br /> <br />The site is located in a Shoreland Management Overlay district of Wards Lake. This lake is a <br />classified as a Natural Environment Lake and has an 883.7 OHWL elevation. A setback of 150 <br />feet from the OHWL is required for all primary and accessory structures. Section 1102.07(2)(a) <br />does however, allow for the following exception: <br />
