There is an 8” <br />sanitary plug at the end of the main. <br /> <br />Watermain <br /> <br />A 6” DIP watermain along Ruffed Grouse Road will serve Lots 1. There is a 6” watermain plug <br />at the end of the main. <br /> <br />Public Land Dedication <br /> <br />The Park, Natural Open Space, Greenways and Trail System Plan do not indicate a future <br />neighborhood park within the area. The City is requiring cash in lieu of land dedication for the <br />new lot. <br /> <br />Park Dedication Fees <br />Total # of Lots = 1 <br />x 2017 Park Dedication Fee $2,575 <br />= Total Due $2,575 <br /> <br />Tree Preservation <br /> <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and forest <br />resource and to replace removed trees in areas where tree cover is most critical. Several trees <br />have been removed from the entire site prior to submittal of the land use application. The <br />Grading and Utility Plan, Sheet 05 identifies 2 trees on Lot 1 and that these trees are not being <br />impacted. A tree inventory is not required for Outlot A since no development is proposed. <br /> <br />Comments: <br /> <br />1. Staff has concerns the tree west of the house may be damaged during site grading. <br />a. The applicant shall provide tree protection. <br /> <br />Landscaping <br /> <br />No landscape plan was submitted. One (1) boulevard tree is required. <br /> <br />Comments:
