9 <br /> <br />Street. The existing sanitary sewer and water supply system have capacity for the new <br />development. <br /> <br />Subdivision Ordinance <br /> <br />The development is a combination of 3 parcels. The existing north parcel is un-platted and has <br />a metes and bounds legal description. The vacant south parcel is platted and legally described <br />as Lot 1, Block 1, Pine Glen. The third parcel is a remnant parcel along Lake Drive. The <br />parcels will be combined via plat to provide clear title and dedicate required easements. The <br />name of the plat is SS Properties Addition. <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat is consistent with the comprehensive plan for commercial development <br />and zoning code requirements for GB, General Business as discussed above. <br /> <br />Blocks and Lots <br /> <br />The proposed preliminary plat contains Lot 1, Block 1, SS Properties Addition. There are no <br />outlots. <br /> <br />Streets and Alleys <br /> <br />The front lot line is along CSAH 23/Lake Drive. The south lot line is along Kelly Street. No <br />street improvements are required. <br /> <br />Easements <br /> <br />Standard drainage and utility easements at least 10 feet wide have been provided along all lot <br />lines. Easements are also provided over both stormwater management facilities. <br /> <br />A 15 foot trail easement exists along CSAH 23/Lake Drive. This will remain in place although <br />no trail improvements are required at this time. <br /> <br />Comments: <br /> <br />1. A separate trail easement shall be granted to the City extending the existing 15 foot trail <br />easement the entire length of the parcel along CSAH 23/Lake Drive. <br />2. The applicant shall draft this document for City review and approval and shall be <br />recorded against the property. <br /> <br />There are existing drainage and utility easements along the lot lines of Lot 1, Block 1, Pine <br />Glen. These easements will be vacated and dedicated on the final plat of SS Properties <br />Addition. The easement vacation will be processed with the final plat application. <br /> <br />Public Land Dedication <br />
