The intent was to ensure adequate storage area. <br />Lennar’s proposed 3 bedroom units have a minimum of 1,700 sf floor area which exceeds the <br />City’s minimum floor area requirements by 600 sf so PUD flexibility is possible. This flexibility <br />would be consistent with other townhome developments in the City (e.g. Century Farm, Woods <br />Edge, Turnberry Crossing, Millers Crossroads) and Mattamy’s approvals. <br /> <br />Lennar is requesting flexibility in the garage sizes and garage widths. <br /> <br />6. Utilities. <br /> <br />a. Public Utility Service. Separate public utility services shall be provided to <br />each unit unless exempted by the City Engineer. <br /> <br />b. Sewer Connection. Where more than one (1) unit is served by a sanitary <br />sewer service, all maintenance and cleaning shall be the responsibility of the <br />property owners’ association or owners. <br /> <br />Separate public utility services are provided to each unit. These requirements are met. <br /> <br />7. Homeowners’ Association. A homeowners’ association shall be established for <br />all quadraminium, three and four plex multiple family and townhome
