The home under consideration will be compared to the <br />two homes on each side and to the three homes directly facing it. <br /> <br />Section 1007.043(2)(a) <br /> <br />This section details general building design standards for single family homes in regards to <br />foundations, width, roof pitch and exterior wall appearance. <br /> <br />Staff Comments: <br /> <br />1. The proposed Lennar single family house plans meet these standards. <br /> <br />Section 1007.093(4) <br /> <br />The following Building Design Standards of the City’s R-2, Two Family Residential District <br />will be used as a baseline for all single family homes (staff comments are in italics): <br /> <br />(4) Building Design Standards. <br /> <br />(a) Floor Area. The minimum footprint area, less garage area, for single and two <br />family dwelling units shall be as follows: <br /> <br />1. Single Family Dwellings. <br /> 3 Bedroom Rambler 1,050 square feet <br /> 2 Bedroom Rambler 1,010 square feet <br /> 1-1/2 Story 980 square feet <br /> Split Foyer/Entry 980 square feet <br /> Split Level – 3 level minimum 980 square feet <br /> Two Story 850 square feet <br /> <br />The Lifestyle Villas are 2-3 bedroom ramblers with floor areas ranging from 1,500 sf to 1,900 <br />sf. The Discovery and Landmark Collection are two story homes with floor areas ranging from <br />1,800 sf to 3,400 sf. The floor area requirements are met. <br /> <br />2. Two Family Dwellings. Eight hundred (800) square feet first floor above <br />grade, plus one hundred (100) additional square feet for each bedroom. <br /> <br /> There are no two family dwellings proposed. <br /> <br />(b) All dwellings without basements in this district shall be required to provide an <br />additional one hundred (100) square feet of floor area to house utilities. <br /> <br />All dwellings without basement have an additional 100 sf of floor area. This requirement is <br />met. <br /> <br />(c) Garages. All single family dwellings shall have a double garage and shall comply <br />with the following:
