6 <br /> <br />Townhomes <br /> <br />Lennar’s Colonial Manor/Patriot Collection proposes 2 types of row style townhomes, the <br />Adams/Monroe and Jefferson/Madison and 1 type of back-to-back style townhome, the <br />Franklin/Revere. All units are on 32’ wide lots. Buildings will integrate a mix of 4, 5 and 8 <br />units. The developer has provided floor plans, elevations, and color/material palettes. <br /> <br />Each townhome plan will be reviewed by the City prior to building permit to ensure that the <br />ordinance standards as modified by the PUD are met. However, because this development will <br />be constructed over a period of time, we understand that new or modified townhome plans may <br />be added to the product line and would be administratively reviewed and approved by the City <br />staff. <br /> <br />With each PUD Final Plan/Final Plat phase, the developer shall submit townhome elevations, <br />floor plans, material samples and color palettes for all townhomes proposed in that phase and a <br />draft of the Homeowners Association documents. The materials should ensure that the design <br />of elevations be varied in the development and that townhomes in proximity to each other not <br />look alike in terms of the combination of color of siding, accent and roofing materials. The <br />townhomes buildings under consideration will be compared to the other townhomes on each <br />side and across the street. <br /> <br />Section 1007.043(2)(b) <br /> <br />This section details the following general building design standards for townhomes (staff <br />comments are in italics): <br /> <br />(b) Two Family and Townhome Design and Construction Standards. <br /> <br />1. Unit Width. The minimum width of a two family or townhome dwelling unit <br />shall be twenty-four (24) feet. Minimum floor area per unit shall be established <br />within the zoning district. <br /> <br />The proposed unit widths are 32 feet and the minimum floor area is 1,700 sf. The required <br />minimum lot widths of 24 feet and minimum floor area of 1,100 sf are met. <br /> <br />2. Unit Construction. <br /> <br />a. Building elevations and floor plans shall be furnished illustrating exterior <br />building materials and colors to demonstrate compliance with §1007.043 <br />(2)(b)2.d. of this Ordinance. Building floor plans shall identify the interior <br />storage space within each unit. <br /> <br />Building elevations and floor plans have been provided. <br /> <br />b. Decks or Porches. Provision shall be made for possible decks, porches, or <br />additions as part of the initial dwelling unit building plans. <br /> <br />Ground level patios are incorporated into the house plans. This requirement is met.
