3 <br /> <br />Variances are required because Parcel A, Parcel B and Parcel C do not meet the zoning <br />requirements in regards to lot size and lot width. <br /> <br />The new lot sizes after combining the current lot with the outlot parcel are as follows: <br /> <br /> 345 Carl Street Vacant <br />Parcel <br />7801 4th <br />Avenue <br />Current Lot Size 9.97 acres 4.98 acre 4.48 acres <br />Outlot Parcel 0.03 acres 0.02 acres 0.01 acres <br />TOTAL Lot Size 10.0 acres 5.00 acres 4.49 acres <br /> <br />The combined lot sizes remain consistent with the rurally zoned properties in the surrounding <br />area. <br /> <br />Carl Street is platted with 66 feet of right-of-way along this section and will not be affected by <br />the minor subdivision or variance. Road Easement Document #713024 conveys to the public a <br />50 foot wide permanent easement for street and utility purposes along 4th Avenue. The <br />surveyor verified the road easement covers that portion of Outlot A and it will not be affected. <br /> <br />Findings of Fact <br /> <br />Resolution No. 17-131 details the findings of fact. <br /> <br />RECOMMENDATION <br /> <br />The Planning & Zoning Board reviewed the variance application on November 8, 2017 and <br />recommended approval with a 5-0 vote. <br /> <br />Resolution No. 17-130 approves a variance to allow for the minor subdivision of a portion of <br />Outlot A, Lino Air Park North. <br /> <br />ATTACHMENTS <br /> <br />1.
