The proposed post-development impervious surface coverage is 37.5% impervious. This requirement is met. Public Land Dedication No land dedication or cash in lieu of land dedication shall be required for the church rectory/single family home. Comprehensive Plan Resource Management System The Resource Management System Plan goal of preserving surface water quality is supported by the implementation of stormwater management practices such as grading, erosion and sediment control during construction, on site stormwater management and low floor- groundwater separation. Land Use Plan The Comprehensive Plan guides this property for Low Density Residential. The proposed church and church rectory/single family home construction is consistent with the designated land use and residential neighborhood. Housing Plan The goals and policies of Housing Plan are not negatively impacted by the construction of the church rectory/single family house. Transportation Plan Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and to reduce unnecessary traffic. The church is accessed via Elm Street and there will be no change to the existing driveways for the church rectory/single family house. Elm Street is a major collector road and no impacts to the traffic levels of service are anticipated. Sanitary Sewer and Water Supply Plan The site is served by municipal 12” watermain and 8” sanitary sewer main along Elm Street. The proposed church rectory/single family house will hook-up to the existing 8” watermain service and 6” sanitary sewer service located north of the house. These utilities have capacity to handle one single family home. Wetlands There are no wetlands on site.
