4 <br /> <br />TOTAL AREA 17.82 acres 17.82 acres <br /> <br />In the R-1, Single Family District, the impervious surface of the property shall not exceed 40%. <br />The proposed post-development impervious surface coverage is 37.5% impervious. This <br />requirement is met. <br /> <br />Public Land Dedication <br /> <br />No land dedication or cash in lieu of land dedication shall be required for the church <br />rectory/single family home. <br /> <br />Comprehensive Plan <br /> <br />Resource Management System <br /> <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by the implementation of stormwater management practices such as grading, erosion and <br />sediment control during construction, on site stormwater management and low floor- <br />groundwater separation. <br /> <br />Land Use Plan <br /> <br />The Comprehensive Plan guides this property for Low Density Residential. The proposed <br />church and church rectory/single family home construction is consistent with the designated <br />land use and residential neighborhood. <br /> <br />Housing Plan <br /> <br />The goals and policies of Housing Plan are not negatively impacted by the construction of the <br />church rectory/single family house. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and <br />to reduce unnecessary traffic. The church is accessed via Elm Street and there will be no <br />change to the existing driveways for the church rectory/single family house. Elm Street is a <br />major collector road and no impacts to the traffic levels of service are anticipated. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />The site is served by municipal 12” watermain and 8” sanitary sewer main along Elm Street. <br />The proposed church rectory/single family house will hook-up to the existing 8” watermain <br />service and 6” sanitary sewer service located north of the house. These utilities have capacity <br />to handle one single family home. <br /> <br />Wetlands <br /> <br />There are no wetlands on site.
