11 <br /> <br /> <br /> <br />Storm Water Management and Erosion and Sediment Control <br /> <br />Per the submitted Grading, Drainage & Utility Plan Sheet 2, drainage appears to occur on <br />site. No stormwater management facilities are proposed. The City Engineer will review <br />and comment on plan. <br /> <br />Utilities <br /> <br />Sanitary Sewer <br /> <br />An 8” PVC sanitary sewer main along White Pine Road serves both Lots 1 and 2. A <br />sanitary service is already stubbed in for Lot 2 and 55 White Pine Road. Future <br />development to the west of Lot 1 may require a small lift station due to the depth of the <br />existing sanitary sewer main. <br /> <br />Watermain <br /> <br />A 6” DIP watermain along White Pine Road and Baldwin Lake Road serves both Lots 1 <br />and 2. A water service is already stubbed in for Lot 2 and 55 White Pine Road. <br /> <br />Public Land Dedication <br /> <br />The Park, Natural Open Space, Greenways and Trail System Plan does not indicate a <br />future neighborhood park within the area. The City is requiring cash in lieu of land <br />dedication for the new lot. Fees will be based on the 2016 fee schedule. <br /> <br />Erickson Estates <br />1 lot x $2,500 = $2,500 <br /> <br />Tree Preservation <br /> <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and <br />forest resource and to replace removed trees in areas where tree cover is most critical. <br />The Grading, Drainage & Utility Plan, Sheet 2 identifies the basic use area (BUA), tree <br />protection area and tree removal. The BUA is not located within any environmentally <br />sensitive areas (ESA). Currently, there are 16 trees proposed for removal. Since these <br />trees are located within the BUA and are outside of the ESA, no tree mitigation is <br />required. <br /> <br />Landscaping <br /> <br />No boulevard trees or open space landscaping are required
