The following are our review <br />comments that should be responded to in writing by the applicant. <br /> <br />GRADING, EROSION AND SEDIMENT CONTROL <br /> <br />1. The applicant shall provide the area of disturbance and the area of hard cover (e.g. <br />impervious area) on the preliminary plat; and provide a SWPPP if required. <br /> <br />2. Normal and high water level elevations should be shown on sheet 1. <br /> <br />3. The drainage from lot 2 may not run off onto adjacent property (east side). A side yard <br />swale or other drainage feature will be required; this may result in the need for a retaining <br />wall. <br /> <br />4. Drainage arrows shall be included on the grading plan. <br /> <br />STORMWATER MANAGEMENT <br /> <br />1. The plat is over an acre of land thus, the applicant shall provide an analysis <br />demonstrating the stormwater runoff rates pre and post development. If the post <br />development rate exceeds the pre development rate then rate control needs to be provided <br />on the site. The applicant shall work with Rice Creek Watershed District for permit <br />requirments. <br /> <br />2. The project is exempt from providing water quality treatment under RCWD Rule C.6. <br /> <br />3. The low floor elevation is in conformance with the following: <br />
