Discuss Condensing Units Repair/Replacement Options – Public Services 16 <br />Director DeGardner explained that two of the civic complex air conditioning units are 17 <br />facing issues. He distributed a written report outlining the matter. 18 <br /> 19 <br />Dave Carlson, NAC, and Tim Hillesheim, Public Services Utility Services Supervisor, 20 <br />were present. Mr. Carlson explained that both the public safety department and city hall 21 <br />units are at life expectancy. There have been some recent failures and repairs. The units 22 <br />are running at 50 percent capacity and need substantial repairs. Also they are phasing out 23 <br />certain elements on the equipment and that will cause additional expense as time goes on. 24 <br />It’s a crossroads time to consider replacement or those substantial repairs. Comparisons 25 <br />on price are included in the report distributed to the council, based on current 26 <br />information. 27 <br /> 28 <br />Mayor Reinert asked what went wrong and when – are the compressors bad on both? 29 <br />Mr. Hillesheim explained that the coils were discovered to be leaking last year. This 30 <br />year, the compressor in the city hall unit would not start and was bypassed. The public 31 <br />safety wing unit is closing in on failure also. There are four total units at the complex 32 <br />and two are hurting. Mr. Hillescheim noted that he believes there is a coil design 33 <br />problem causing problems over the years (from vibration). Mr. Carlson explained that 34 <br />the coil design is upgraded in newer units. He added that he feels it’s pretty fortunate to 35 <br />get twenty years from the units. 36 <br /> 37 <br />Staff is looking for direction from the council – should they begin a process on 38 <br />replacement of the units. Replacement would involve a six to eight week process in 39 <br />ordering units; if something were to take the equipment down now, it would basically 40 <br />leave that portion of the complex without cooling service. 41 <br /> 42 <br />Mayor Reinert recommended that the council further discuss the matter at the July work 43 <br />session.
