BE IT FURTHER RESOLVED by the City Council of the City of Lino Lakes hereby <br />approves the final plat SS Properties Addition, subject to the following conditions: <br />1. Outside services, sales and equipment rental are only allowed in those designated <br />areas noted on Plan Sheet A1.1 Site Development Plan. <br />a. No outdoor storage is allowed on site. <br />2. All comments from the City Engineer letter dated December 27, 2017 shall be <br />addressed. <br />3. All comments from the Environmental Coordinator letter dated December 7, 2017 <br />shall be addressed. <br />4. All plan sheets shall include a scale bar (not just a numerical scale). <br />5. Light fixture pole details and height shall be submitted. <br />6. Revisions to Plan Sheet A1.1: <br />a. The 6 foot screen fence on the east side of the site shall be offset by a <br />minimum of 2' at intervals of 75' maximum length per Section <br />1007.043(17)(f)7. <br />b. All driveways and parking lot areas shall be surfaced with bituminous or <br />concrete except for a portion of the rear yard driveway may be allowed to <br />use bituminous recycle millings for up to 5 years from the date of final <br />plat approval. <br />i. Plan sheet shall be revised to clearly show bituminous, concrete, <br />bituminous recycle millings and landscaped areas. <br />c. Plan sheet shows the accessory storage building as 40 ft x 24 ft (960 sf) <br />but the plan says 1,300 sf and the Menards specifications indicate 40 ft x <br />26 ft (1,040 sf). <br />i. All plans and specifications shall be revised accordingly. <br />d. Fence details shall indicate what material is being used for 6 foot screen <br />fence. <br />e. Future decorative fence shall be installed with development. <br />i. Omit word "future". <br />f Material details shall be provided for trash enclosure gate. <br />g. The approved Conditional Use Permit allows for 6 parking stalls on the <br />west side to be used for exterior display. The site plan indicates 8 parking <br />stalls. <br />i. Site plan shall be revised to reflect only 6 parking stalls. <br />h. The existing well shall be properly capped. <br />7. Sheet CO, Site, Grading and Drainage Plan: <br />a. A separate Demolition Plan sheet shall be created to clearly show all items <br />proposed for removal (gravel, structures, well, driveways etc.). <br />b. Sheet CO (and subsequent sheets) shall then only show proposed new <br />construction. <br />c. Plan shall be revised to clearly show correct proposed ground cover for <br />entire site. <br />i. Plan currently shows existing gravel in the rear yard. <br />d. The size of the accessory structure shall be corrected. <br />8. Revisions to Sheet A3.1: <br />2 <br />
