Additionally, there may be lots that can meet <br />width requirements of either district but fall slightly under Shoreland minimum lot area <br />requirements. <br /> <br />Another consideration for City Council is the placement of additional utility services in <br />anticipation of subdivision. Staff wants to avoid open cutting of the new road for new lot <br />service connections if possible. It is also less costly to install the services at the time of <br />construction. <br /> <br />City staff has been reviewing the larger lots for potential subdivision. Installing services to the <br />potential lots during construction will reduce costs to the residents and impacts/road patches on <br />the new roadway if needed at a later date.
