Planning & Zoning Board <br />July 11, 2018 <br />Page 3 <br />APPROVED MINUTES <br /> Neighborhood meeting will be planned <br /> Mr. Laden asked if the plan is to work with the same architect for all buildings <br />o Mr. Judd stated the same architect would be used <br />o Mr. Grochala clarified that the main building is one building rather <br />than three separate building, essentially a town center in the middle <br /> Mr. Evenson asked about the restaurant <br />o Mr. Judd stated they have had several conversations with owners and <br />operators of restaurants regarding this site <br /> <br />Board and Staff addressed public comments and questions: <br /> Road coming from the development onto 49 <br />o Mr. Grochala stated that the south part of the road would be the largest <br />pinch point along property lines so there would need to be an <br />additional berm to address concerns <br />o Landscape plans might have to be altered <br /> Density <br />o Mr. Grochala stated that the overall density allowed is 8-15 units per <br />acre and the applicants came in just under 14.5 <br />o The assisted living would be considered under the commercial district <br />so it wouldn’t be considered by the land use calculation or density <br />calculation <br /> Height <br />o Mr. Grochala stated that the General Business District allows for 45 <br />feet <br />o Some architectural details might exceed the 45 feet but it is noted that <br />the roof will be flat <br /> Change of use in the future <br />o Mr. Grochala stated that it could be changed if there is underground <br />parking or if the assisted living would be changed from commercial to <br />residential <br /> Involvement with Ramsey County <br />o The City is starting with Anoka County then bringing in Ramsey <br />County and City of Shoreview <br /> Mr. Stimpson asked for clarification on whether or not a traffic signal will be <br />put in place <br />o Ms. Hankee clarified that initially there won’t be a traffic signal <br />however it is likely that it will be needed as development continues <br /> Mike Witham. 211 Woodridge Lane, concerned with density calculations with <br />residential and commercial <br />o Mr. Grochala cleared up the density calculations regarding the <br />proposal for the combined mix use of commercial and residential <br /> Mr. Stimpson stated that the surrounding businesses can complement the PUD <br />plan for the commercial calculations <br /> <br />VI.
