BE IT FURTHER RESOLVED by The City Council of The City of Lino Lakes hereby <br />approves the PUD Development Stage Plan/Preliminary Plat for Nature's Refuge subject to the <br />following conditions: <br />1. Comments from WSB City Engineer letter dated June 22, 2018 shall be addressed. <br />2. Comments from the Environmental Coordinator letter dated April 30, 2018 shall be <br />addressed. <br />3. Comments from Anoka County Transportation Division letter dated February 26, 2018 <br />shall be addressed. <br />4. Applicant shall provide preliminary details for any proposed development <br />monument/identification signs. <br />5. Details for right and left hand turn lanes on CSAH 14 (Main Street) shall be provided to <br />the City and County at the time of PUD Final Plan/Final Plat submittal. <br />6. Staff and the developer will further analyze if the trail corridors shall be dedicated via <br />trail easement or deeded by outlot. <br />7. A separate plan sheet shall be created showing a Conservation Easement over all <br />wetlands, buffers, ponds, trail and open space. <br />a. The area of the Conservation Easement shall be calculated and consistent with the <br />data shown on the preliminary plat. <br />8. Sheet 2, Preliminary Plat & Existing Conditions: <br />a. The density chart shown on page 3-4 of the Council staff report shall be included <br />on the plan sheet. <br />9. Sheet 13, Preliminary Site and Utility Plan <br />a. The section of sidewalk extending from Main Street to Street B shall also be <br />revised to be an 8.5 foot wide trail. <br />10. Sheet L1 & L2, Site Landscape Plan: <br />a. The developer and Environmental Coordinator shall determine the best location <br />for replacement trees, and open area landscape trees and shrubs. <br />b. Plans shall be revised to show the landscape buffer/planting screen in Outlot E <br />and Outlot F a minimum double row of 6 foot tall coniferous trees with <br />triangulated spacing. <br />c. No deciduous trees shall be planted within 10 feet of the paved trail. <br />d. No coniferous trees shall be planted within 15 feet of the paved trail. <br />e. No trees or shrubs shall be planted east of Blocks 5 or 6 to protect the rare plant <br />species. <br />f. No trees or shrubs shall be planted in the rear yards of Block 6. <br />Preliminary comments to be addressed at a further specified date are as follows: <br />1. Sheet 4, Existing Conditions: <br />a. Sheet 4 shows an existing garage structure in the southeast corner of Outlot A. It <br />is assumed this garage belongs to 801 Main Street. <br />i. The applicant shall work with the property owner to have the structure <br />properly located on their property. <br />ii. A zoning permit is required. <br />iii. This shall be resolved prior to issuance of a grading permit. <br />2. Sheet 7, Existing Conditions: <br />4 <br />
