DISCUSSION ITEMS <br /> <br />A. 2040 Comprehensive Plan Update: Proposed Mixed Use and Density Changes <br />The draft Comprehensive Plan was completed in March of 2018. The City Council <br />expressed some concern about the Mixed Use land classification and had questions <br />regarding residential densities. Staff was asked to provide additional information and <br />alternatives to eliminate the Mixed Use category. <br /> <br />Proposed changes: <br /> Eliminate four acre Mixed Use area at Lake and Vicky, proposed to be <br />reclassified as Medium Density Residential (4.0 to 5.9 units per acre) <br /> Establish a new Low Density Mixed Residential District <br /> Establish a new Planned Residential/Commercial District <br /> Establish a new Signature Gateway District <br /> Establish an Office/Medium Density residential District <br /> Adjustments to density <br /> Implementation changes <br /> <br />Mr. Laden <br /> Watermark – Calling it what it is, good <br /> Appreciate the direction this is going <br /> Previous discussion about certain sites to include commercial <br />o Does Planned Residential Commercial district include residential and <br />commercial? Wanting to keep percentages <br />o Mr. Grochala stated that percentages become cumbersome in how they <br />are applied. <br />o Planned Residential Commercial - Residential guided R-4 commercial <br />will require a Conditional Use Permit, not a specific requirement but <br />allowed <br />o Not comfortable with the language that the emphasis would be on <br />residential <br />o Doesn’t know if we should state the goal of these sites <br /> Mr. Grochala stated that the purpose of this was to address <br />concerns from City Council as to what these sites are guided as <br />and what they allow for <br /> Recommending Robinson Farms to become a Signature Gateway District <br /> <br />Mr. Root <br /> Appears to be putting category names on mixed use areas
