Lyngblomsten, PUD/Concept Plan <br /> <br /> This concept plan is a PUD mixed use development. The 17.18-acre site is <br /> located near the intersection of Hodgson Road and County Road J. The property <br /> is zoned General Business. <br /> <br />The plan is to create a “continuum –of-care” campus offering up to a total of 200 <br />units comprised of a mix of independent living, assisted living, memory care, skill <br />nursing plus complementary campus amenities and 30 stand-alone senior living <br />townhomes. <br /> <br /> The Environmental Board looked at another concept plan for this site, made <br /> recommendations and comments for this site at the Environmental Board meeting <br /> on February 28, 2018. <br /> <br /> Land/Environmental issues have not changed. The building configuration and <br /> locations have changed. <br /> <br /> Site Characteristics <br /> <br /> Site Evaluation- there are two ponds drawn on the site concept plan. <br /> <br /> Surface Water and Wetlands – the site appears to have one wetland in the NE <br /> corner of the proposal. A delineation for this wetland must be provided. <br /> <br /> Soils-Soil borings will have to be done for the infrastructure and building design. <br /> If the proposed pond on the site were to be an infiltration pond, the city would <br /> need borings in the pond bottom to determine that the pond will be able to <br /> infiltrate. <br /> <br /> Land Cover- A detailed tree inventory and tree preservation plan would need to <br /> be done if this project goes forward. <br /> <br /> Stormwater Pollution Prevention Plan-will need to have an NPDES permit and a <br /> full SWPPP submitted. <br /> <br /> Landscape Plan-a detailed landscape plan will need to be submitted and also <br /> include a buffer and screening plan for the NE corner. <br /> <br /> Alternative lawns are preferred and sod areas must be irrigated with smart <br /> irrigation systems should be used. <br /> <br /> Ms. Klebba mentioned that the old well and septic should be removed and sealed. <br />
