11 <br /> <br />Eastside Villas meets the goals of the 2030 Transportation Plan by providing a safe road <br />connection between neighborhoods <br /> <br />Sanitary Sewer Plan <br /> <br />Goal 1: Ensure that well-planned, quality residential, commercial, industrial and institutional <br />development to accommodate the City's projected growth needs occurs in a manner that also <br />conserves and enhances the city's natural resources and amenities. <br /> <br />Goal 5: Maintain the City's residents and businesses with an affordable and safe sanitary sewer <br />system. <br /> <br />Eastside Villas meets the goals of the sanitary sewer plans. The site is located in Sanitary <br />Sewer District 1 (Sub-district 3C) and is in Utility Staging area 1A (2008-2015). The sanitary <br />sewer system has capacity to serve the development. <br /> <br />Water Supply Plan <br /> <br />Goal 4: Provide the City's residents and businesses with affordable potable water that is safe <br />and of high quality for daily consumption and fire demand. <br /> <br />Eastside Villas meets the goals of the water supply plan. The site is served by an 8” watermain <br />extending from Dogwood Street. The water system has capacity to serve this residential <br />development. <br /> <br />PUD Final Stage Plan/Final Plat <br /> <br />A land use application for PUD Final Plan/Final Plat shall be required. <br /> <br />Findings of Fact <br /> <br />The Findings of Fact for the Rezoning and PUD Development Stage Plan/Preliminary Plat are <br />detailed in Ordinance No. 12-18 and Resolution No. 18-109, respectively. <br /> <br />RECOMMENDATION <br /> <br />The Planning and Zoning Board held a public hearing on August 8, 2018. Public comments <br />included concerns regarding wetland boundaries, trail location, and traffic flow. The Planning <br />and Zoning Board voted 5-0 in favor of the rezoning and PUD Development Stage <br />Plan/Preliminary Plat for Eastside Villas. <br /> <br />ATTACHMENTS <br /> <br />1.
