1 <br /> <br />CITY COUNCIL <br />AGENDA ITEM 6B <br /> <br /> <br />STAFF ORIGINATOR: Katie Larsen, City Planner <br /> <br />MEETING DATE: September 24, 2018 <br /> <br />TOPIC: Consider Second Reading of Ordinance No. 12-18 Rezoning <br />Property from R, Rural to PUD, Planned Unit Development for <br />Eastside Villas <br /> <br /> *Council may vote to dispense with full reading of ordinance <br /> * Roll call vote is required for adoption of the ordinance <br /> <br />VOTE REQUIRED: 3/5 <br /> <br /> <br />INTRODUCTION <br /> <br />Staff is requesting City Council consideration of the 2nd reading of the proposed ordinance to <br />rezone property from R, Rural to PUD, Planned Unit Development for Eastside Villas. The 1st <br />reading was approved by Council on September 10, 2018. <br /> <br />BACKGROUND <br /> <br />The applicant, Hokanson Construction and Development Co. Inc., submitted a land use <br />application for Eastside Villas. The proposed residential development is a 32 single family lot <br />subdivision located east of NorthPointe and west of I-35E. It contains one parcel totaling <br />approximately 10 gross acres. The applicant is proposing 1,450+ sf single-level living, slab on <br />grade villas on 50 foot wide lots. The development is a continuation of the existing NorthPointe <br />6th Addition 50 foot wide lot, single level living neighborhood that was constructed by Tony <br />Emmerich Construction, Inc. and Eternity Homes, LLC in 2014. <br /> <br />The property will be rezoned to PUD, Planned Unit Development to allow for the following <br />flexibilities from the R-2, Two Family Residential District standards: <br /> <br />1. Reduced corner lot “side” setback from 25 feet to 20 feet <br />2. Reduced side setback from 10 feet (principal building) and 5 feet (accessory building) to <br />5 feet (both principal and accessory buildings) <br />3. Reduced road right of way from 60 feet to 50 feet <br />4. Reduced lot width from 60 feet (interior lots) and 80 feet (corner lots) to 50 feet (interior <br />lots) and 65 feet (corner lots) <br />5. Reduced lot depth from 125 feet to 110 feet <br />6. Reduced lot size from 7,500 sf to 5,500 sf. <br />
