<br />2 <br /> <br />2. The City Attorney shall approve the status of title/property ownership related to the <br />final plat. <br />3. A Master Development Agreement and 1st Addition Development Agreement have <br />been completed. <br />4. Conditions attached to approval of the preliminary plat have been fulfilled or <br />secured by the Development Agreement. <br />5. All fees, charges and escrow related to the preliminary or final plat have been paid <br />in full. <br /> <br />BE IT FURTHER RESOLVED by the City Council of the City of Lino Lakes hereby <br />approves the PUD Final Plan/Final Plat for Watermark, subject to the following <br />conditions: <br /> <br />1. All comments from the City Engineer letter dated October 4, 2018 shall be <br />addressed. <br />2. All comments from the Environmental Coordinator letter dated October 4, 2018 <br />shall be addressed. <br />3. The Master Development Agreement shall be approved by the City Council, <br />executed by all parties and recorded against the property. <br />4. The 1st Addition Development Agreement shall be approved by the City Council, <br />executed and recorded against the property. <br />5. A Declaration for Maintenance of Stormwater Facilities in the townhome <br />neighborhood shall be recorded by Lennar. <br />6. The City Attorney shall review and approve the title commitment and final plat. <br />7. Watermark 1st Addition Home Plans Booklet: <br />a. The Land Use Plan rev date 8/27/18 shall be used on page 2. <br />8. Watermark 1st Addition Site Landscape Plan: <br />a. All landscaping, fences and berms shall be installed with 1st Addition <br />along the entire south boundary of the development as well as east of the <br />townhome neighborhood along I-35E. Plans shall be revised. <br />b. Fence details and location shall be shown on the plans. <br />c. Townhome neighborhood tot lot details shall be shown on the plans. <br />d. “Protected Open Area Monument Sign” shall be shown on the plans. <br />i. The new City detail for the monument shall be used. <br />e. The Private Park open space area hatch marks shall be revised to show <br />commercial turf-sod. <br />f. Entrance monuments details and locations shall be shown on the plans. <br />g. Townhome unit landscaping details shall be shown on the plans. <br />9. Watermark 1st Addition Street Construction Plans Sheets 37-40: <br />a. “Road will be Extended in the Future” signs and locations shall be shown <br />on the plans. <br />b. The location of the public street signs (white letters on green background) <br />and private street signs (white letters on brown background) shall be <br />clearly differentiated on the plan sheets. <br />c. All proposed trail construction shall in be included on Plan Sheet 40. <br />10. Final Plat Required Revisions: <br />a. Outlot E shall have a drainage and utility easement over it.
