<br />{00149157 12} 12. <br />permanent and temporary easements for construction of the improvements contemplated <br />in this Agreement. <br /> <br /> <br />Article VI Subdivision Improvements <br /> <br />6.1 Adherence to Plans <br /> <br />Public and private improvements will be required for each phase of the Development, <br />subject to the City’s approval of the applicable subdivision agreement that incorporates the <br />approved plans and specifications for such phase. <br /> <br />6.2 Streets <br /> <br />All streets within the Development shall be constructed according to the Plans and the <br />requirements listed herein. The final wear course of all streets shall be completed upon <br />construction of 80% of the residential units within each phase or no later than two years after <br />completion of the base course, and a one-year warranty bond shall be provided prior to <br />acceptance of streets by the City to ensure the quality of the construction. A seal-coat fee shall be <br />paid by Developer upon approval of each phase for all public streets within that phase of the <br />Development in the amount specified in the City’s fee ordinance. The sealcoat fee is adjusted <br />annually. <br /> <br />6.3 Sanitary Sewer <br /> <br />All sanitary sewer shall be installed within the Development according to the Plans, and <br />the requirements listed herein. A two-year warranty bond shall be provided prior to acceptance <br />of the sanitary sewer improvements by the City to ensure the quality of construction. A <br />drainage and utility easement shall be provided to the City and dedicated on the plat, consistent <br />with City requirements, along 20th Avenue North up to Watermark Way as identified in the <br />approved Preliminary Plat. <br /> <br />6.4 Watermain <br /> <br />Watermain shall be installed within the Development according to the Plans and the <br />requirements listed herein. A two-year warranty bond shall be provided prior to acceptance of <br />watermain improvements by the City to ensure the quality of construction. A drainage and <br />utility easement within the right-of-way for Watermark Way and Crane Drive as identified in the <br />approved Preliminary Plat shall be provided to the City and dedicated on the plat, consistent with <br />City requirements. <br /> <br />6.5 Surface Water Management <br /> <br />Storm sewers, including all necessary laterals, catch basins, inlets and other <br />appurtenances, shall be furnished and installed within the Development according to the Plans,
