<br />{00149157 12} 9. <br />h. The size of the landscape buffer between 20th Avenue and the rear lot lines for <br />residential properties within the Development shall not be reduced by more than 5 <br />feet or 20 percent, whichever is greater, and shall be a minimum of 20 feet; and <br /> <br />i. All trails shall remain generally where depicted on the Preliminary Grading and <br />Erosion Control Plan. The location of a public trail may be shifted, provided that <br />at no time shall the trail be closer than 5 feet to an abutting property line of a lot <br />containing a residential unit. <br /> <br />4.4 Architectural Guidelines <br /> <br />Architectural guidelines and sample renderings have been submitted with the preliminary <br />plat for each phase of the Development and will be verified upon issuance of building permits. <br />Additional plans shall be approved provided they meet the following conditions set forth below. <br />The architectural guidelines and sample renderings will be approved if they comply, as reasonably <br />determined by the City, with City Council Resolution 17-133, including but not limited to the <br />following: <br /> <br />a. They contain provisions for anti-monotony, specifically related to the use of each <br />design or home plan for townhomes and single-family homes; <br />b. They meet the City’s building design standards for the R-2, Two Family Residential <br />District, with modifications as detailed in City Council Resolution 17-133. <br />c. The following are acceptable exterior materials and styles for both the single <br />family homes and the townhomes: <br /> <br />i. Exterior Materials <br />a) Vinyl, aluminum or steel siding <br />1. If vinyl siding is used on the townhomes, engineered trim <br />products shall also be incorporated. <br />b) Brick <br />c) Stone <br />d) Stucco <br />e) Wood <br />f) Engineered siding products such as LP board, Hardie board or similar <br /> <br />ii. Styles <br />a) Lap siding <br />b) Board and batten <br />c) Shakes <br /> <br />d. All single family home front elevations shall include brick, stone or similar <br />engineered product. The front elevations shall also include 2 other exterior <br />materials, or 1 other exterior material and 2 styles. The 2 styles shall be of <br />contrasting or complimentary colors.
