10 <br /> <br />City watermain and sanitary sewer force main will be extended from Woodridge Lane <br />through a 20 foot wide utility easement obtained by the City over 255 Ash Street, 275 <br />Ash Street and a portion of the old 49 Club. A lift station is also required. <br /> <br />A 12” watermain extends down the public road and 8” watermain serves the cottage <br />homes, senior living community and commercial areas. A 4” sanitary sewer is shown to <br />service the area as well. The 4” main shall be upgraded. <br /> <br />Utilities will be stubbed under CSAH 49 (Hodgson Road) to serve future development to <br />the east. <br /> <br />• Water trunk lines must be looped, and development must provide the looping. <br /> <br />Watermain will be extended north along Hodgson Road to connect and loop at Ravens <br />Court as part of a City trunk watermain project. The watermain will also be looped <br />around the senior living campus. <br /> <br />Site Design, Urban Form <br /> <br />• The intent is to create an urban form for the area. <br /> <br />The main senior living campus, restaurant and commercial building have been <br />intentionally pulled towards Hodgson Road and CR J for multiple reasons. One is to <br />create an edge and urban form along the corridor as required by the Master Plan. Two, <br />the building locations were also in response to the Woodridge and Rohavic Oaks <br />neighborhood’s concern regarding proximately of the buildings, noise, buffers etc. to <br />their homes. The site design transitions from single story cottage homes on the north and <br />west to the 2-story skilled nursing wing with the 3- and 4-story buildings closest to <br />Hodgson Road. Three, the building shift also maximizes site design and efficiency. <br /> <br />The senior living campus setback tapers from 30 feet to 26 feet from the Hodgson Road <br />property line and 70 feet to 35 feet from the paved road surface. <br /> <br />The restaurant setback tapers from 20 feet to 12 feet from the Hodgson Road property <br />line and 55 feet to 50 feet from the paved road surface. <br /> <br />The commercial building setback is 11 feet from the Hodgson Road property line and 50 <br />feet from the paved road surface. The setback is 30 feet from the Ash Street property line <br />60 feet from the paved road surface. <br /> <br />These building locations and setbacks are consistent with the Master Plan. <br /> <br />• Development layouts are to include buildings at intersection corners to establish the <br />“cornerstones” of the area’s urban form. <br /> <br />The main senior living campus at the southwest corner of Hodgson Road and the future <br />public road creates a corner stone at that intersection. A Lyngblomsten monument sign at <br />the north side of the public road also creates a strong corner. The future commercial
