14

o The Hodgson/Co Rd J intersection is a gateway and appropriate elements
are to be included in the development of the corners of this intersection.
Such elements may include:
Community Entrance Sign with City Logo
Promenade with seating, public space, decorative pavers or
stamped concrete and extensive landscaping
Public art
• Architectural Standards
o Architectural standards shall be defined.
• Building Heights
o Building heights shall be tiered from west to east and low to high towards
Hodgson Road.
• Landscaping
o A Master Landscape Plan shall be submitted.
• Signage
o A Master Signage Plan shall be submitted.

• Buildings must be designed with “four-sided architecture”, using the same quality
materials on all sides.

o All facades shall be articulated with a variety of materials, glazing, awnings,
or other details to add visual interest.

o Building design elements should include an expression of a building base (of
brick or stone), a middle, and a top with cornice elements at the top of the first
floor and the top of the building.

o Roof lines and cornice details shall be completed in a three-dimensional
manner so that the features on the back of the roof or similar unfinished areas
are not visible

o The front façade may have a unique design or more significant glazing.

The senior living campus incorporates “four-sided architecture”. All sides of the building
include the same quality stone/masonry, metal and composite siding and glass. The
building layout was designed to limit blank walls facing the street. The separate wings of
the building help to break up the massing as well as transition intensity from west to east
on the site.

The cottage home front façade includes a front porch, recessed garage, stone base and
composite siding. More architectural detail is provided further in the staff report.

Detailed site and building plan review will be required upon development of the
restaurant and commercial building.

• Commercial buildings must incorporate trash and service areas within the buildings
rather than utilizing outdoor enclosures. This will conserve land and maximize the
potential for outdoor seating and pedestrian friendly amenities.
