To permit the community to plan and develop areas with appropriate <br /> service facilities at a scale commensurate with the anticipated <br /> ^, population. <br /> To aid orderly development. <br /> To help in maintaining property values. <br /> To commit the land in such proportions as to provide reasonable <br /> residential development areas. <br /> 6.04 SINGLE FAMILY (R-1) DISTRICT <br /> This district is intended to provide a residential atmosphere for those <br /> persons desiring a single-family neighborhood with a suburban density. <br /> The area may be transitional ones set aside for various lot sizes to <br /> assure a wide selection of building sites and re-sub-division at a later <br /> date. A density as proposed may permit the economical installation <br /> of sewer and water at a later date. <br /> Permitted Uses-In this R-1, Residence District, no building or land <br /> shall be used, and no building shall be erected, converted, or struc- <br /> turally altered, unless otherwise provided herein, except for one or <br /> more of the following uses: <br /> (A) One-family dwellings, and their accessory buildings, provided <br /> that there shall not be any plant nurseries or greenhouses, <br /> farms or truck gardens, retail stands for the display of or sale <br /> of agricultural products nor any other commercial structure. <br /> Also, there shall not be any stock raising, dairying, keeping or <br /> handling of hogs, poultry, or animals causing a nuisance. Nor <br /> shall any commercial vehicle or heavy equipment be parked or stored <br /> on the premises unless such vehicle is parked or stored in the <br /> residential garage. <br /> (B) Public parks, playgrounds, and golf courses. <br /> (C) Churches, public, parochial, and private schools, (or other <br /> schools by special permit from the lawful governing body)including <br /> nameplates and signs, pertaining to the same, placed in accordance <br /> with setback rules and regulations as defined in Sign Ordinance. <br /> (D) Offices of professional persons when located in the dwelling of <br /> that professional person or persons, and when authorized by the <br /> Village Council. <br /> (E) Art studio, photography studio or other artistic pursuits con- <br /> ducted in the residence or accessory building, but only upon the <br /> securing of a permit to be issued by the Village Council. <br /> Height Regulations-No building shall be erected or structurally altered <br /> to exceed 30 feet, or 21 stories in height except structures mentioned <br /> in paragraph (C) above. <br /> Area Regulations very building designed and erected for the housing of <br /> -20- <br />
