abutting a private, not public road. <br /> Side Yard Requirements <br /> (A) Similar to Sections 6.07 and 6.08 except this shall refer to <br /> the total site development requirements and each dwelling unit <br /> shall have a required fire rated party wall. <br /> (B) where two or more buildings of 8 units occur on one lot <br /> the wide yards between buildings shall be a minimum of twenty <br /> (20) feet apart. <br /> Rear Yard Requirements <br /> (A) Similar to Sections 6.07 (R-3) and 6.08 (R-4) . <br /> (B) Where two or more buildings occur on one lot their combined total <br /> rear yards shall be no less than fifty (50) feet from building to <br /> building. <br /> 6.10= MULTIPLE FAMILY (P U D PLANNED UNIT DEVELOPMENT) DISTRICT <br /> Planned Unit Development shall be a development having two (2) or <br /> more principal uses or structures on a single parcel of land and may <br /> include townhouse, apartment projects involving more than one build- <br /> ing, multi-use structures such as an apartment building with retail at <br /> ground-floor level, commercial, and similar projects. Such develop- <br /> ments may be excluded from certain requirements of this ordinance <br /> providing: <br /> (A) In accordance with Section 5.03 (Ordinance 21-C) , a preliminary <br /> plan in detail to permit appropriate evaluation of the design <br /> concepts of the proposed project shall be submitted to the <br /> planning commission which shall review the proposed approval of <br /> the project. Any approval shall be preliminary and subject to <br /> further approval of a complete detailed plan. <br /> (B) A complete detailed plan shall be submitted to the planning com- <br /> mission showing the location of all proposed structures, drive- <br /> ways, landscaping, parking, screening, sidewalks, access drives, <br /> land uses, and any other information requested by the commission <br /> and as applied to Village Ordinance 21-C. <br /> It is the intention of this Section to provide a means to allow flexibility <br /> by substantial variances from the provisions of this ordinance, including <br /> uses, setbacks, height, and other regulations. Variances may be granted <br /> for Planned Unit Developments, provided certain regulations contained <br /> in this Ordinance do not realistically apply to the proposed develop- <br /> ment because of the unique nature of the proposed development. <br /> Variances, if granted, should be fully consistent with the general intent <br /> and purpose of this Ordinance; the Planned Unit Development would pro- <br /> 10"N duce urban development and an urban environment of equal or superior <br /> quality to that which would result from strict adherence to the provisions <br /> of this Ordinance; the variances will not constitute a threat to the <br /> -30- <br />
