property values, safety, health, or general welfare of the owners or <br /> occupants of adjacent or nearby land nor be detrimental to the health, <br /> safety, morals, or general welfare of the people; the proposed develop- <br /> ment is of such a unique nature as to require consideration under con- <br /> ditions of a Planned Unit Development; it shall be determined that the <br /> variances are required for reasonable and practicable physical develop- <br /> ment according to a plan and are not required solely on the basis of <br /> financial considerations. <br /> (A) The Village Council,upon review and recommendations of the <br /> planning commission, shall find that the proposed development is <br /> fully consistent with the purposes of this Ordinance. <br /> (B) The development shall conform to the plan as filed with the <br /> Village of Lino Lakes and any variations from the plan shall <br /> require prior approval of the planning board. <br /> 6.11 MULTI-FAMILY (R-6) DISTRICT (Existing Ordinance 39A; 39; 6Q) <br /> All mobile homes, trailer parks or similar units having one or more <br /> units are designated as R-6 Multiple Units, and are required to conform <br /> to the provisions of Sections 5.03, 6.06 as applicable, and 6.11 of <br /> this code. <br /> Definitions. Whenever used in this Ordinance, unless a different <br /> meaning appears in the context. <br /> A "trailer" or "mobile home" means an automobile trailer, trailer <br /> coach or any vehicle or structure so designed and constructed in <br /> in such manner as will permit occupancy thereof as living quarters <br /> for one or more persons, and so designed that it is or may be <br /> mounted on wheels and used as a conveyance on highways or streets, <br /> propelled or drawn by its own or other motive power. <br /> Minimum land area for any R-6 Mobile Home Park shall have at <br /> least three (3) acres of land and the minimum building lot width <br /> at the main entrance street shall have no less than three hundred <br /> (300) feet. <br /> Minimum size of each trailer is to be as follows: <br /> (A) Ninety percent of the total parked trailers shall have a minimum <br /> of 600 square feet of floor area (12' x 50' = 600 square feet) . <br /> (B) Ten percent of the total parked trailers shall be a minimum of <br /> 45 feet in length and 10 feet in width, inside measurements (450 <br /> square feet) . <br /> (C) The word "person" shall be construed to include persons, partner- <br /> ship, firm, company, corporation, tenant, owner, lessee, or <br /> licensee, their agents, heirs or assigns. <br /> (D) The words "trailer camp" shall be construed to mean any site, lot, <br /> field or tract of land upon which two or more occupied trailers are <br /> -31- <br />
