Suitability of terrain and building conditions. <br /> Relationship to related and abutting land use. <br /> Availability of railroads. <br /> Availability of other services. <br /> Area and Design Regulation-A complete plot plan showing the building or <br /> buildings and surrounding land areas of the entire project must be sub- <br /> mitted to the Village Council for approval and in accordance with Section <br /> 5.03 (Ordinance 21-C) . <br /> Area, design and setback requirements must be such as to establish a <br /> Light and Heavy Industrial District which will best serve the general <br /> welfare and benefit of the entire Village are as follows: <br /> Percentage for Structure-The area covered by the industrial building <br /> shall not exceed 40% of the site area and the minimum depth lot <br /> shall not be less than one hundred fifty (150) feet. <br /> Front Yard Requirement-Each industrial building shall have a front <br /> yard of not less than 50 feet in depth facing any road or street. <br /> This setback shall apply to both street sides where the building <br /> is located on a corner lot. <br /> Side and Rear Yard Requirements-Each industrial building shall have <br /> a side and rear yard of not less than fifteen (15) feet for the <br /> building and no less than five (5) feet for any parking space. <br /> See Parking Ordinance. <br /> Height Regulation-No industrial building shall have a height in <br /> excess of forty-five (45) feet from grade level unless specifically <br /> granted by the Council. <br /> 6.17 LIGHT INDUSTRIAL (LI) DISTRICT <br /> These areas have the prerequisites for industrial development, but be- <br /> cause of proximity to residential areas or the need to protect certain <br /> areas or uses from adverse influences, high development standards will <br /> be necessary. "LI" uses include service industries and industries which <br /> manufacture, fabricate, assemble or store, where the process is not likely <br /> to create offensive noise, vibrations, dust, heat, smoke, odor, glare, or <br /> other objectionable influences. Generally, these include wholesale, ser- <br /> vice and light industries which are dependent upon raw materials refined <br /> elsewhere. An industrial "park" which maintains high development standards <br /> would be zoned "LI". <br /> Minimum land area for any Light Industrial (LI) District shall have at <br /> least three (3) acres of land, and the minimum building lot width at the <br /> street shall have not less than one hundred fifty (150) feet. <br /> Permitted Uses-In the Light Industrial (LI) District no building or land <br /> shall be used and no building shall be erected, converted or structurally <br /> -39- <br />
