forty (40) percent of the total land area. <br /> (E) The Village Council may grant or deny the request for business <br /> zoning based upon the plans submitted. <br /> (F) In the event that a corner of any major road intersection or inter- <br /> change is zoned for commercial use based upon the presence of an "SC" <br /> symbol, no further commercial zoning shall be intended except when <br /> the Village Council shall provide another "SC" symbol in the vicinity. <br /> (G) A market feasibility study shall be submitted to indicate need, size <br /> and future size. <br /> The purpose of this provision is to encourage more than one land owner to <br /> submit plans for commercial zoning in any area where: <br /> (A) There may be more than one site suited for commercial activity, and <br /> public policy states that only one may be developed; and <br /> (B) To provide a flexible means to zone land for commercial development <br /> at a later date when there is justification. <br /> Permitted Uses-In the Shopping Center (SC) District no building or land <br /> shall be used, and no building shall be erected, converted or structurally <br /> altered unless otherwise provided herein, except for one or more of the <br /> following uses: <br /> (A) Retail Shopping Centers. <br /> (B) Sales of a commodity, Grocery, Drugs, Hardware, Appliances, Furniture. <br /> (C) Restaurants, Cafes, Bars, Taverns. <br /> (D) Auto Sales and Servicing. <br /> (E) Theatres. (Outdoor Theatres by Special Use Permit Only.) <br /> (F) Funeral Chapel or Mortuary. <br /> (G) Personal Services, Beauty and Barber Shop, Clothes Cleaning, Dress <br /> Maker, etc. <br /> (H) Radio and Television Repair. <br /> (I) P.U.D.-Planned Unit Developments. <br /> 6.16 INDUSTRIAL DISTRICTS <br /> These districts are designed and intended to aid in guiding towards ful- <br /> fillment of the Comprehensive Plan and to serve the following functions: <br /> To appropriately locate employment and production centers in relation to <br /> physical factors such as: <br /> Vehicular access to thoroughfares. <br /> -38- <br />
